For domestic properties, where the property is your own dweling, a survey would be advisable when planning refurbishment works

Duty to Manage requires that you identify any asbestos materials within your building, assess the risks of the materials present and create a management plan to monitor the material and carry out recommendations.

Yes. Asbestos should only be removed by those who are trained and competent to do so. More friable materials require a licence issued by the HSE to permit a company to carry out abatement works. We would recommend before appointing a company to ask them to providence evidence of their competencies and insurances.

Generally speaking, if you have come across material that you suspect to be asbestos containing, it is advisable to have the material tested to confirm. If the material is damaged or in a poor condition then restrict access to the area and seek guidance from a professional.

The removal process will vary according to the material type. Generally the work area is segregated with polythene sheeting to create an enclosed space to prevent exposure to others. The asbestos containg material is then wetted with a water mix surfactant, carefully removed by trained operatives, sealed into UN approved bags and waste stored either within an on-site skip or specially fitted van compartments. The work area is then cleaned down with H-type vacuums and hand tools. If the works are licenced then the enclosure will need to be inspected and signed off by an indepdent analyst.

This will depend on the type and volume of asbestos present. Some asbestos materials require a 14 day notification period to the Health & Safety Executive before the removal works can take place. For smaller scale removal works, such as garage roofs, we would normally work on the basis of a week to a couple of days notice.
